Moving Into Your New Home in Wellesley and MetroWest Boston

You have made it through the search, the negotiations, the inspections, and the appraisal. Closing day is here, and you are about to become a homeowner in one of the most desirable communities in Greater Boston. But the process is not quite finished. There are a few final steps to complete and several things to keep in mind as you transition from buyer to homeowner.

The Final Walk-Through

The final walk-through typically takes place the day before or the morning of closing. This is your opportunity to verify that the property is in the same condition it was when you made your offer, that any agreed-upon repairs have been completed, and that the seller has not left behind anything unexpected. I attend every final walk-through with my buyers. We check that all systems are operational, that appliances included in the sale are present and functioning, and that the home has been left in the condition specified in your contract. If something is off, we address it before you sit down at the closing table.

What to Expect at Closing

In Massachusetts, closings are handled by a real estate attorney. You will meet at the attorney’s office or, in some cases, at the registry of deeds. The closing itself involves signing a stack of documents including the deed, the mortgage, and the settlement statement, which outlines every dollar involved in the transaction. Before closing day, your attorney will provide a final settlement statement for your review. I always recommend going through it carefully the day before so there are no surprises at the table. Your lender will wire the funds, and once everything is signed and recorded, you will receive the keys to your new home.

Closing Costs to Expect

Buyers in Massachusetts should budget for several closing costs beyond the down payment. These typically include attorney fees, title insurance, recording fees, lender origination fees, prepaid property taxes, and homeowner’s insurance. In MetroWest Boston, total closing costs for buyers generally range from two to four percent of the purchase price depending on the specifics of the transaction. I make sure my buyers have a clear picture of these costs well before closing day so there are no last-minute financial surprises.

Setting Up Your New Home

Once you have the keys, there are several practical steps to take care of quickly. Transfer utilities into your name including electricity, gas, water, and internet. Update your address with the post office, your bank, insurance providers, and any subscriptions. If the home has a security system, contact the provider to transfer or set up new service. I also recommend changing the locks on all exterior doors on day one. You do not know how many copies of the old keys may be out there, and this is a simple step that gives you peace of mind.

What My Construction Background Means for New Homeowners

Moving in is exciting, but it also comes with a new set of responsibilities. As a licensed general contractor with over 20 years of experience, I help my buyers think about their new home from a maintenance and long-term value perspective. I can walk you through a seasonal maintenance checklist, recommend trusted contractors and tradespeople in the MetroWest area, and advise on which improvements will add the most value over time. Whether you are planning a kitchen renovation down the road or just want to know when to service the HVAC system, I am a resource for my clients long after closing.

My Commitment Does Not End at Closing

I believe the relationship with my clients extends well beyond the transaction. When you need a plumber, an electrician, a landscaper, or advice on a home project, I want to be the first call you make. That level of ongoing support is one of the reasons I have earned over 50 five-star reviews from past clients. Welcome home. And if you ever need anything, call me at 617.721.8384 or reach out through the contact page. I am always here to help.
