Bentley Residences Miami: World’s First Bentley-Branded Residential Tower

Bentley Residences Miami, a 61-story luxury oceanfront residential tower in Sunny Isles Beach designed by Bentley Motors

There’s a building rising on Collins Avenue in Sunny Isles Beach that is unlike anything else in South Florida. Bentley Residences Miami is the world’s first Bentley-branded residential tower. Once complete, it will also become the tallest residential building on any U.S. beachfront. At 61 stories and more than 700 feet tall, the project represents far more than height alone. Instead, it introduces a fundamentally different vision of what luxury living can look like.

Recently, I was invited to collaborate with the Bentley Residences in-house sales team as a referring broker through the Sotheby’s International Realty network. As a Global Real Estate Advisor based in the Boston market, and someone who spent over 20 years as a licensed general contractor before transitioning into real estate, this project immediately caught my attention.

From an engineering standpoint, the building is remarkable. However, what makes it particularly compelling is the intentionality behind every detail. From the foundation pour to the custom door hardware, nearly every design decision reflects a level of craftsmanship and precision that most residential developments rarely attempt.

 

The Building: 61 Stories of Oceanfront Architecture

Bentley Residences sits on a 2.4‑acre oceanfront site at 18401 Collins Avenue in Sunny Isles Beach, Florida. Notably, the property is positioned between Aventura Mall, Bal Harbour Shops, and both Miami and Fort Lauderdale international airports.

The tower was designed by Sieger Suarez Architects, the same firm responsible for Dezer Development’s Porsche Design Tower and Residences by Armani/Casa. Meanwhile, Bentley Motors handled both the interior and exterior design.

Architecturally, the building features a cylindrical form wrapped in diamond-shaped glass panels, referencing the iconic diamond quilting found in Bentley’s car interiors. Each panel is set three inches deep into the façade and oriented in varying directions to manage light reflection without creating glare.

From a construction perspective, the scale of the project is equally impressive. Coastal Construction serves as the general contractor. In late 2025, the project set a Florida record for the largest residential concrete foundation pour in state history.

Construction is now progressing vertically, with the tower expected to reach completion in 2028.

Importantly, the building will contain just 216 residences. For a 61‑story tower, that is an extremely low unit count. Consequently, residents of Bentley Residences Miami benefit from greater privacy, fewer shared walls, and significantly reduced common-area traffic.

 

The Dezervator: Driving Your Car to Your Front Door

Perhaps the most talked-about feature of Bentley Residences is the Dezervator, a patented robotic car elevator system that transports residents and their vehicles directly from ground level to a private sky garage inside their residence.

In total, the building includes four Dezervators. These elevators travel at 800 feet per minute and rely on RFID technology to automatically identify vehicles upon arrival and guide them into the elevator system.

As a result, every residence includes a 3‑ or 4‑car private garage, accessible only through the Dezervator. Once inside the unit, vehicles are displayed behind glass walls, effectively turning a car collection into part of the interior design.

For car collectors and design enthusiasts alike, this innovation solves a long-standing challenge in luxury high-rise living: secure, private vehicle storage without sacrificing presentation.

Notably, Dezer Development first introduced the technology at the neighboring Porsche Design Tower. However, at Bentley Residences, the system has been refined with faster speeds and smoother operation. In fact, architects note that passengers barely sense movement despite traveling at such high speeds.

 

Inside the Residences: What Buyers Can Expect

Bentley Residences Miami features two primary residence lines, along with two larger combination units near the top of the tower.

Every residence includes a private heated swimming pool with a raised sundeck on the terrace. Additionally, ceiling heights reach 10 feet, and entry occurs through an 8‑foot double‑door grand entrance accessed from a private elevator foyer.

Perhaps even more striking is the indoor‑outdoor living ratio. Many terraces approach half the size of the interior living space. Moreover, the terraces are partially enclosed in glass to reduce wind exposure on higher floors while still preserving the open-air oceanfront experience.

From a construction standpoint, these finishes represent what would typically be considered premium upgrades in most luxury developments. Here, however, they are included as standard specifications.

 

Amenities and the Proper English Restaurant

Beyond the private residences, the building offers over 20,000 square feet of amenities across three levels. All spaces are designed by Bentley and furnished with pieces from the Bentley Home collection.

The centerpiece amenity is Proper English by Todd English, a private residents-only restaurant located on the lobby level. Todd English, a four-time James Beard Award-winning chef, is known for acclaimed restaurants including Olives and Figs across cities such as New York, Las Vegas, Bali, and Abu Dhabi.

This concept marks his first private residential dining experience. Residents will have access to breakfast, lunch, and dinner service, along with poolside dining and in-residence meal delivery. Additionally, chef-led demonstrations and seasonal tasting events will be hosted exclusively for residents.

The interiors reflect Bentley’s design language, incorporating high-gloss flooring inspired by diamond quilting patterns, forest-green banquettes, dark finishes, and dramatic wall louvers.

The three-story lobby, meanwhile, features 33-foot floor-to-ceiling windows facing the Atlantic Ocean.

Furthermore, 24-hour concierge services are available with multilingual staff. Services range from restaurant reservations and yacht charters to personal chefs, nanny coordination, travel arrangements, and car detailing.

 

Why Branded Residences Are Reshaping Luxury Real Estate

Bentley Residences Miami is not an isolated development. Instead, it forms part of a broader global trend: the rapid expansion of branded residential real estate.

According to Savills’ branded residences report, the number of projects worldwide grew from 323 in 2015 to more than 900 in 2025. Moreover, the number is projected to nearly double again by 2032.

Miami now ranks second only to Dubai for the highest concentration of branded residential developments worldwide.

For buyers, the appeal extends beyond branding. Branded residences typically command 30–50% pricing premiums compared with comparable non-branded luxury condominiums. In addition, these properties often maintain value more consistently during market cycles.

Ultimately, the brand acts as a quality assurance mechanism, ensuring consistent design standards, service levels, and operational management. For international buyers, especially, that level of brand-backed certainty offers confidence that traditional developments rarely match.

 

Location: Sunny Isles Beach and the South Florida Lifestyle

Sunny Isles Beach has evolved into one of South Florida’s most concentrated luxury corridors. Positioned on a barrier island between the Atlantic Ocean and the Intracoastal Waterway, the area offers a quieter residential environment compared with Miami Beach or Downtown Miami.

The Boston-to-Miami Connection
